When it comes to food Craig recommends Arturo's for fine Italian Cuisine and for the best martini on the island. "There are many great restaurants here on Marco and most are very casual. There are so many to pick from, and they all offer something different, everything from prime rib to burgers, and everything in between. The best beach is right out your door at whichever condo or resort you are staying at. Plenty of activities from parasailing to volleyball. From the southern tip of Cape Marco to Tigertail Beach you can't go wrong. If you are into shelling, long walks, nature or nesting turtles, Tigertail Beach is for you.
Vacation condo rentals during season vary from $1000 a week to $5000 a month for a modest unit. Some Cape Marco units start at $20,000 a month. If it's a home your'e looking for, they can be a little as $2500 a month to $50,000 a month depending on the amenities and location. Remember, Real Estate = Location, Location, Location.
Marco Island is a perfect vacation rental market as is sells out way ahead of the season. We are now booking for 2017. Purchasing a home here with the intent to have a place to get away and also have it cash flow leaving reserves is what investment is all about!
Besides luxuriating at the beach and perfecting your tan, Marco Island is positioned to provide visitors and residents alike many diversified activities from which to choose. Kayaking, Fishing, Swamp Tours, Airboat Rides, Art Shows, Farmers Market, Movies, Birding (lots of Bald Eagles winter here) Shelling, Bike Rentals, Shopping, Eating, Natural History Museum, Sailing, Relaxing, Adult Beverages, just for starters. We've got just about everything except downhill skiing & ice hockey.
Susan & I have owned a 2nd home here for 2 years. We packed up everything and recently became full time residents in August. We love it here. As for seeing a change for the positive, just look at those real estate prices. What's not to like about that?
As for annual events, there is the Christmas Parade, Blessing of the Stone Crab Fleet in Everglades, Saint Patricks Day Parade, Easter Egg Hunt, Easter Sunrise Service, Opening Day for Snook & Tarpon Fishing, Forth of July Fireworks and many others.
I would argue that right now is a buyers market because of the low interest rates, low inventory and seasonally inflated prices. Those sellers that have been on the market for over 150 days will negotiate because they see sales as softening and they don't want to have their property for sale in the summer months. They want to be up north. A shrewd, seasoned investor or 2nd home buyer can come in all cash, quick close and get a good deal.
